How we compare published UK cleaning estimates, calculate indicative averages and keep different jobs separate.
A useful budget, with the working available
Our price guide brings together selected published UK trade-platform estimates. We average comparable figures and label those results as market benchmarks. When the publishers describe different work, we retain a clearly identified reference range. The figures are a starting point for a conversation about your own property, not a promise of the price you will pay.
How the averages are calculated
- Match the service, measurement unit and included work before combining figures. Keep regular visits, one-off cleans and starting prices separate.
- Take the midpoint of each published range. Use an explicit typical figure as a single value. Give each publisher one equal weight per benchmark.
- Average those values. For measured-area examples, multiply the unrounded rate by the stated area, then round the result to the nearest £5. Bin examples are rounded to 50p.
- Retain source dates, exclusions and any uncertainty about size bands or VAT. Do not infer local prices from population or housing statistics.
What these figures can and cannot tell you
The benchmarks describe published estimates rather than a sample of paid invoices. Publishers may draw on overlapping information, so a count of sources is not a count of independent surveys. We do not know their underlying sample sizes or completed-job distributions and do not calculate statistical confidence intervals.
UK figures are used consistently across the city guides; no city multiplier has been applied. The local property advice explains what to include in a quote, while the actual surface, size, condition, access and agreed finish determine the job. The total payable for your chosen proposal is confirmed in WhatsApp before booking.
Tax and industry guidance
GOV.UK supplies the standard VAT rate of 20%. We use that rate only for the gutter example whose publisher explicitly quotes before VAT. Other publishers do not consistently state their VAT basis, so their benchmarks must not be read as verified tax-inclusive customer totals.
The Federation of Window Cleaners provides guidance on water-fed pole use, technique and access considerations. That supports checking the proposed method; it is not a household price survey. Neither the government nor the Federation supplies a cleaning-price input to our averages, and no endorsement is implied.

Window cleaning
UK reference ranges · regular window-cleaning visits
The property bands retain MyJobQuote’s regular-visit scope. MyBuilder’s £15–£30 regular-visit range has no matching property bands. Checkatrade’s January 2025 table gives starting prices, which cannot represent average completed visits. Those figures were reviewed but excluded from the calculation.

Gutter cleaning
UK reference ranges · clearance with standard VAT allowance
The chosen source provides explicit lengths and prices before VAT: 5m £50–£120, 15m £100–£150 and 20m £130–£165. We multiply by 1.20. MyBuilder’s general semi-detached range does not specify matching gutter lengths or VAT, so it is not pooled. GOV.UK supplies the VAT rate, not cleaning prices.

Driveway cleaning
UK market benchmark · average of two published guides
For each broad size label, we average Checkatrade’s typical amount with the midpoint of MyBuilder’s range. Size definitions are not standardised and the bands are illustrative, so no floor area or car count is assigned. Sealants and joint re-sanding are excluded. Published guides may rely on overlapping market information; two publishers do not establish two independent surveys.

UK market benchmark · average of two published guides
We use concrete-cleaning rates from both publishers, excluding cleaning-and-sealing rows. The midpoints are £3.25 and £5.50 per m²; their mean is £4.375. Multiplying by 30, 50 or 80m² and rounding to £5 gives the displayed examples. The full span of the two input ranges is £2–£7/m²; it is not a predicted minimum or maximum for your job.

Roof cleaning
UK market benchmark · average of two published guides
Both inputs describe roof soft washing per square metre. The midpoints are £17.50 and £15; their mean is £16.25. We do not pool hand scraping, steam cleaning or unspecified whole-roof packages with these rates. The combined published span is £10–£20/m². Access and additional treatments must be confirmed separately.

Examples use actual sloping roof area, not floor area or bedroom count. A provider must first assess whether soft washing is suitable; manual moss removal, repairs, gutter clearance and access hire must be specified separately. Measure only from existing plans or a professional assessment.

The selected bands describe soft washing. MyJobQuote’s render guide has different implied wall areas and inconsistent headline per-metre averages (£8 and £9). Its property figures are not blended with Checkatrade’s terrace/semi category. We retain one explicitly labelled reference instead of manufacturing a comparable average.

Bin cleaning
UK market benchmark · average of two published guides
We average the £10 typical domestic one-off figure with the midpoint (£8) of the £6–£10 domestic one-off range. The result is £9 per bin. This is a small household-bin illustration: one input explicitly describes 180–240 litre bins and the other is not size-specific. Contracts, multiple-bin discounts and larger bins are excluded.

We retain one guide’s outside-only, inside-and-outside and per-roof-panel ranges. MyBuilder’s standard-clean and whole-roof figures use different scope and size definitions. They are reviewed as context, not averaged into these rows. A glass-only clean is not equivalent to a full conservatory clean.
