Timber and composite decking: choose the right cleaning brief

The short answer

Find the board and finish details

Look for installer records, purchase information or a product name. Include photographs of the board surface, edges and any existing coating or damage. If the material is uncertain, say so. Ask the provider how they will identify an appropriate approach before fixing the method. Steps, rails and furniture should be listed separately if they are part of the request.

Do not generalise between composite products

Trex’s care guidance distinguishes between its product generations, including different advice about pressure washing. This is a useful example of why “composite decking” is not a complete cleaning specification. Follow the instructions for your actual product rather than a setting taken from another range. Ask the cleaner which guidance they are using and how the method fits the condition of the installed boards.

Separate cleaning and refinishing

For timber or previously coated decking, ask whether the proposal is only to remove dirt or also to prepare and renew a finish. Identify the coating where possible and discuss compatibility. A restoration or coating proposal may include different preparation and visits from a maintenance clean. Compare those scopes separately and ask what result is expected if the existing finish is uneven or worn.

Plan access and return to use

Agree furniture moving, protection of nearby plants and surfaces, and the handling of washwater and debris. Ask when the deck can be used again and whether furniture should stay off for a stated period under the applicable product guidance. Include any further visit in the written quote.
